Wexham Green enjoys success as local buyers represent majority of purchasers

Wexham Green in Slough has enjoyed a sell-out success, with the majority of homes here being sold to local buyers. With the green spaces within the development now fully landscaped and open for the local community, residents are able to enjoy all that this residential scheme has to offer.

The collection of family homes is situated on the fringes of Wexham and Stoke Poges in Slough, Berkshire. All of the properties were sold to homeowners; nearly 60% were sold to first time buyers, with over 50% of the total purchasers opting to use the Government’s Help to Buy scheme. Of the homes sold, nearly half (47%) were sold to local buyers*, with a further 36% drawn from west London.

The team on site dedicated a significant number of hours, supporting local initiatives and offering local students and school pupils numerous work placements and learning opportunities. The homes at Wexham Green, which included 34 homes for affordable rent, were directly tailored to meet the needs of local residents. I believe that the development, which was very well received, offers a clear demonstration of the ongoing success of our regeneration partnership."

Wexham Green comprised a collection of 104 two, three and four-bedroom homes. It is the second residential development to be delivered by Slough Urban Renewal (SUR), a joint venture between Slough Borough Council and Morgan Sindall.

Each of the homes at Wexham Green were designed and built to suit local needs. The homes were highly specified and included Symphony kitchens and contemporary bathroom suites. The development was carefully designed to embrace its leafy neighbourhood. In addition to private gardens, the development incorporates landscaping to enhance its position next to the green belt and the Grade II listed Wexham Lodge.

A range of house styles and internal layouts were incorporated throughout the development, offering purchasers choice and flexibility. All of the homes included parking in the form of either garages and/or driveways and all garages were fitted with an electric car charging point.

The development offered both private homes (70 homes) and those for affordable rent (34 homes). Of the 34 homes available for affordable rent, the homes were weighted heavily towards family sized units, to contribute towards the Council’s objective to build more homes for families. They also included a bungalow built to lifetime homes standards, which was built to the Council’s individual specification for a specific occupier.

Throughout the lifecycle of the project, SUR achieved 37 staff hours of volunteering. It reached 1,107 Slough pupils through information and guidance events and provided 11 individual work experience placements. The team also took part in three community initiatives, all for the Slough Salvation Army, to include: the refurbishment of their drop-in shower room; a collection for toiletries for use by the homeless and the supervised painting of their tea room for rough sleepers.

SUR is currently preparing to launch its next residential scheme – Novus Apartments. The collection of 64 studio, one and two bedroom apartments, form part of the former library site in Slough, which is being transformed into a new destination, comprising residential, retail and leisure.
